Alternative Payment Schedule for Primary Residences

Broadwater County homeowners may not be aware of an alternative property tax payment option that may make budgeting easier and help avoid the challenge of two large biennial tax payments.
Montana statute MCA 15-16-122 allows owners of qualifying primary residences to participate in the Alternative Payment Schedule for Primary Residences. This program allows homeowners to spread their annual property tax bill over seven monthly payments between November and May, instead of making two larger payments in November and May.
For many residents, property taxes are one of the largest annual household expenses. While the traditional payment schedule works well for some, others prefer the predictability of smaller monthly payments. The Alternative Payment Schedule was created to provide that flexibility.
For example, a homeowner with a $3,500 annual property tax bill would normally pay $1,750 in November and $1,750 in May. Under the Alternative Payment Schedule, that same taxpayer would make seven payments of approximately $500 each.
The program is available to owners of qualifying primary residences without current tax delinquency. Homeowners who wish to participate must enroll through the Broadwater County Treasurer's Office and certify that the property is their primary residence. Enrollment for the coming tax year is due by September 30th. Once a taxpayer is enrolled, participation continues unless the homeowner chooses to withdraw.
It is important to understand that this program does not reduce property taxes or change the amount owed. Property owners remain responsible for paying the full tax on their property. The program simply provides an alternative payment schedule that may better fit some household budgets.
As with any property tax payment option, payments must be made on time. Missed payments may become delinquent and could result in penalties and interest as provided by Montana law.
The Broadwater County Treasurer's Office encourages residents to consider whether the Alternative Payment Schedule is a good fit for their financial situation. Homeowners living on fixed incomes, working families, first-time homebuyers, and anyone who prefers monthly budgeting may find the program particularly helpful.
